Buying Property in Turkey

The following are key points you should be aware of when purchasing a property:

  • There are certain restrictions as to where, as a foreign national, you can purchase property. It is our policy to ensure that properties in such areas are not offered for sale through Explorer Properties.
  • There is a legal and official process whereby the Deed Office must obtain agreement for the transfer of the ownership of property to ANY non-Turkish national from the local Military Command. Due to considerably increased demand this currently takes approximately 6-9 months to complete. You should be sure to plan for this in your timescales. However, in most cases it is possible, on payment of the full purchase price, and by legal agreement for us to make arrangements for handover of the property immediately in order to enable you to use the property during the waiting period.   • Once you have found your ideal property and wish to purchase we will ask you to place an initial deposit to secure it. Currently the deposit is a fixed amount of £5,000 UK Sterling. At this stage we will draw up an agreement between you as the purchaser and Explorer Properties as the agent, relating to the purchase. You will be asked to go to the Notary Public to give your nominated solicitor Power of Attorney to work on the transfer of deeds.
  • While in the office we will talk you through buying property in this area and the timescales and costs involved.   • There will be a sworn Government translator present to ensure you understand and are happy with the terms of this Power of Attorney.
  • The balance payment, either of the full purchase amount or an agreed percentage is payable directly on your return home by transfer to our UK bank account.
  • Other costs to take into account when buying a property here are Solicitors fees which are set at £600 UK Sterling for each purchase. There will also be a standard fee of £3,000 UK to cover purchase taxes and deed transfer fees, plus our agency fee which is 3% of the purchase price. Once you have found the right property we will fully explain the costs associated with that particular purchase and we will outline the payment schedule in full.
